Farm houses are basically house dwellings in urban extension which are now regularized as per Policy, according to which; DDA has reduced the minimum plot area for Farm House/LDRA from 2.5 acres to 1 acre. With the new notification, the earlier term Farm House (a dwelling house on farm) has been now termed as Low Density Residential area. The new Low Density Residential Plots are to be permitted only in the defined villages under the green belt and the Low Density Residential Areas defined in the Urban Extension.
21 villages have been declared as the Low Density Residential Area (LDRA) in Urban Extension by the Ministry of Urban Development; vide S.O.No – 1744(E), on 18th June, 2013.
Consider the following example for understand the opportunity to invest in land.
For example - The policy allows for 3 dwelling units on a 1 Acre farm land, one could now get the benefit of adding value by way of further subdividing the 1 Acre into 3 parts of about 1600 sq.yrds. Further, add value by getting the collective sanctions of the entire 1 Acre plot of land and ultimately by constructing the permissible area. Through this one is independent of any capital appreciation that one would get on 1 acre land.
